# Coushatta Management, LLC
Coushatta Management, LLC is the applicant of record on the **earliest data-center site plan filed in the 145th Street area** of unincorporated Pulaski County — administratively approved on **2024-02-23**, about seven months before AVAIO's September 2024 hyperscale filing nearby. The proposal was a single **60,000-square-foot building** (engineer Harbor Environmental), far smaller than AVAIO's later campus. Recorded deeds (see Notes) establish that Coushatta's land is a **separate 62.7-acre tract adjoining the AVAIO campus on the west**, not the campus parcel itself — the two were carved from the same Arnett Construction Company holdings.
The name appears in three spellings: "Coushatta Management, LLC" on the county's own Notice of Site Plan Review and cover letter; "Coushutta Development" as the produced folder name; "Coshutta Development Site Plan" in the county site-plan log.

## Notes
**SoS resolution (2026-06-03).** An Arkansas SoS registry check (primary public record, [Coushatta Management SoS record](../../web%20archive/2026-06-03/sos-corp-search.ark.org/coushatta-management-llc-sos-record.md)) establishes that Coushatta Management, LLC is a **domestic Arkansas LLC** (Filing 811406019; Act 1041 of 2021; filed **2022-11-28**; Good Standing), principal address **1710 145th Street**, with **named Arkansas managers** — organizer **James M. Iseman Jr**; managers Jeremy F. Woolridge, Chris J. Woolridge, Jonathan D. Parsons, Alison M. Rankin, and **Cary M. Peterson Jr** (the Pete Peterson of the site-plan transmittal). This **distinguishes Coushatta from the Michael Montfort Delaware-shell cluster** (Forgelight / Willowbend / Spark): Coushatta is **domestic, named, and earlier (2022)** with a different organizer — not an anonymous Montfort shell. (It shares only the Corporation Service Company registered agent, a mass-market agent — non-probative, the same point D003 made about CSC.) Coushatta thus reads as the **local landowner/site entity** at 1710 145th Street that pursued an early (Feb-2024) 60,000 SF data-center site plan before AVAIO's hyperscale assembly.
**Deed chain resolved (2026-06-03).** A Pulaski County recorded-deed search (primary public record, [Project Leo deed pull](../../web%20archive/2026-06-03/pulaskideeds.com/avaio-project-leo-deed-pull.md)) settles the Coushatta↔AVAIO question — and corrects the earlier reading that the two shared a parcel. **Coushatta did not convey to AVAIO; it bought its land from the same seller AVAIO is developing through.** By Special Warranty Deed **Inst. 2024011217** (recorded **2024-03-07**), **Arnett Construction Company conveyed a 62.7-acre tract — Part of Sections 23 & 24, T1S R12W, north of 145th Street — to Coushatta Management, LLC for $1,330,000.** That tract is the parcel the AVAIO ALTA survey shows adjoining the 296-acre campus on the **west**; it is **not** part of the surveyed campus. Coushatta's only other land record is an **Easement Deed to Entergy AR LLC** (Inst. 2025039868, recorded 2025-07-25) over part of its tract. So Coushatta and AVAIO hold **adjacent parcels with a common grantor (Arnett)** — not a predecessor-successor chain. (Coushatta's deed lists a Myrtle Beach, SC mailing address; the LLC remains the domestic, named Arkansas entity established above.)
